The terms and conditions of rental agreement
The rental agreement and its principles provide security for both you as a tenant and for us as the landlord.
Here you’ll find a brief overview of the main rules and agreements that help create a pleasant and transparent rental relationship.

Contract term
The agreement is signed digitally as a fixed‑term contract and is valid for one (1) year from the date the apartment is handed over.
After the initial term expires, the agreement automatically becomes open‑ended.
By notifying the other party at least two (2) months before the end of the term, the agreement can be terminated at the end of the fixed period. -
Termination of the contract upon the Tenant's request
After one (1) year, the tenant has the right to terminate the agreement by giving at least two (2) months’ notice.

Handover of the apartment
The exact handover date of the apartment will be agreed upon when signing the contract.
A valid identity document (ID card or passport) must be presented at the handover.

Residents
All residents must be listed in the rental agreement.
Subletting the apartment without the landlord’s consent is not allowed (including Airbnb).

Deposit
You have two options for renting – choose the one that suits you best:
1. Rent with a security deposit
The deposit amount equals two (2) months’ rent. The deposit must be paid in one installment.
2. Deposit‑free rent via Rendin By signing through Rendin, no deposit is required – you only pay a monthly insurance fee equal to 4% of one month’s rent. More information: https://rendin.ee/about-rendin -
Fixed utilities
Fixed utilities are added to monthly rental price and costs 3,05€/m² (fees and expenses for administrative and utility services, including heating and waste collection).

Brokerage fee
No agency fees apply when renting an apartment.
Apartments can only be rented directly from the Lumi Kodud team.

House Rules
The tenant must review and follow the Lumi Kodud house rules (regulations for using the apartment, building, and property) throughout the rental period. Read more here.
Background check
Before signing the rental agreement, all clients undergo a background check.
This includes verifying regular income, checking for payment defaults, reviewing the criminal record, and other necessary activities described in the rental agreement.
If you have chosen a suitable apartment, you will need to submit the following documents along with your application for the background check:
- A copy or photo (taken with a phone) of a valid identity document (ID card, passport, residence permit)
- For agreements with a deposit: a 6‑month bank statement with a digital bank stamp (showing all income and expenses)
